What we do
We arrange business-purpose loans for non-owner-occupied investment property in Illinois: two-to-four unit buildings, small multifamily, single-family rentals, short-term rentals where the law and the program both allow it, and portfolio structures across several properties.
We are a mortgage broker. That means we shop wholesale lenders on your behalf and you get the program that fits, rather than the one product a single company happens to offer. The lender — not us — makes the credit decision, sets the terms, and funds the loan. We are compensated for placing the loan, and that compensation is disclosed in the documents you sign at application.
Why the Illinois focus
The same house in Peoria and in Naperville is not the same loan file. Cook County reassesses property on a three-year cycle through a classified system; downstate counties run their own assessment calendars; every municipality has its own rental registration and short-term rental rules; and the state collects property taxes in arrears, which changes how a seller's bill should be read.
An investor buying a Chicago three-flat needs a broker who knows that a garden unit may not be a unit, that an owner-occupant's exemption disappears at closing, and that a landlord policy on a hundred-year-old masonry building is a different animal from a homeowner quote. That knowledge is not exotic. It is just local, and it is missing from most DSCR content on the internet.
How the work actually goes
Most conversations start with a property and a rent estimate. We model coverage with the county tax bill and a real insurance quote, then match the file to wholesale programs. If the file does not work, we say so and explain what would change it: more equity, a smaller loan, a different property, a bridge instead of a permanent loan.
When it does work, we sequence the appraisal, the entity documents, the insurance binder and the title work so the file arrives complete. The appraisal is the long pole, and a file that reaches it incomplete comes back twice.
What we do not do
- Owner-occupied or primary-residence financing of any kind
- Consumer mortgage products, or anything that requires a consumer disclosure regime
- Ground-up construction
- Loans premised on rent the property cannot legally earn
- Rate quotes on a website, because a published figure would be wrong for your building
Who we are
DSCR Loans Illinois is a brand of Loan Daddy LLC, a mortgage broker. The company's licensing information is on the licensing page, and it can be verified independently through NMLS Consumer Access.
How this site is written
Every page here was written for Illinois investors and reviewed against the compliance rules that govern business-purpose lending communication. No page quotes a rate or an annual percentage rate, because pricing is set per file by the lender. Market commentary is qualitative on purpose: where a figure would help, we explain the mechanism instead of inventing a statistic.
If something on this site is wrong or out of date — an ordinance that changed, a program detail that shifted — tell us and we will fix it. That is a better use of everyone's time than pretending a website is always current.
